As the fund manager, Clarence Property implements an active management approach across all assets, through a highly skilled team of property, facility and leasing managers, together with administration and finance professionals.
This approach ensures timely collection of rent, consistent communication with tenants and active lease management. Our dedication to ensuring our properties are managed at the highest level gives our investors peace of mind that they can invest in property via a managed fund, without the hassle of direct ownership.
Unlisted funds are not listed on an open exchange. This means that although units in the fund are saleable, they are not freely traded.
Once investors purchase one or more units in an unlisted fund, the value of the unit does not fluctuate in the same way as units traded on the stock exchange, where investor sentiment may significantly affect unit prices. Instead, the value of units in an unlisted fund will depend primarily on the value of properties owned by the fund.
Diversification: By investing in a property trust, you can either spread your risk across multiple properties or through a single property (known as a syndicate).
Shared risk: Because you are not the only investor/owner in a property trust, any investment outcomes will be shared across multiple investors.
Professional management: Property trusts are usually managed by professional property managers who have the expertise and experience to maximise the return on investment.
Competitive income: Property trusts typically offer competitive income returns, which can provide a steadier stream of passive income.

Tax benefits: You may benefit from the receipt of tax-free or tax-deferred income from the receipt of franking credits as a distribution of your units held in a property trust.
The opportunity to own property: By investing in a property trust, you can have an interest in property without having to deal with the day-to-day hassle of being a landlord.
