EnviroDevelopment is a scientifically-based assessment scheme that independently reviews development projects and awards certification to those that achieve outstanding performance across four or more of certain elements – Ecosystems, Waste, Energy, Materials, Water and Community.

Categories of EnviroDevelopment

Developers must achieve the targets of 4 or more of the below categories in order to be eligible for certification. Read more about the categories here.



Considers use of water efficiency mechanisms, education initiatives & source substitution. 


Considers use of recycled, reused, renewable, locally sourced, non-toxic materials.



Includes consideration of landform, flora, fauna and aquatic ecosystems.


Considers demolition or land clearing phases, and construction and post construction phases.



Considers a reduction of greenhouse gases through energy efficiency, passive design features and behavior change.


Considers ongoing community governance, engagement, community consultations, transport solutions, local facilities, safety and accessibility.


EnviroDevelopment Certification Process

Step 1
Expression of Interest
Developers submit their EOI to the EnviroDevelopment.
EnviroDevelopment then determines whether the project is eligible for certification, and in what elements (Ecosystems, Waste, Energy, Materials, Water and/or Community)

Project Registration
If eligible for certification, Developers then pay a registration fee. Workshops are scheduled to determine the application of EnviroDevelopment to the project, The application for certification is then prepared.

Application Submission
Once the application is submitted, Developers may receive requests for further information. At this stage, Developers pay a certification fee.

Board Review
The EnviroDevelopment Board reviews the application, and a site visit is arranged.

Certification Decision
If certified, the Developer will receive their EnviroDevelopment Certificate, and is supplied with EnviroDevelopment Marketing Material. At this stage, Developers pay a certification fee.

An annual recertification process can be undertaken to maintain EnviroDevelopment status. Developers must pay a recertification fee.

Farmfest 2023

From 6 to 8 June 2023, our Investor Relations team headed out to Toowoomba Qld for FarmFest 2023.

As one of Australia’s premier agricultural events, FarmFest provided us with an exceptional platform meet and reconnect with our Investors and locals from the area.

The event spanned over several days, attracting farmers, manufacturers, suppliers, and enthusiasts from all corners of Australia. Our team was well-prepared to engage with attendees, equipped with a comprehensive understanding of our diverse property portfolio and a genuine passion for supporting the agricultural community.

Moreover, FarmFest offered an excellent platform for networking and forging valuable connections within the agricultural industry. We had the privilege of meeting renowned experts, researchers, and fellow exhibitors who inspired us with their knowledge and experiences.

Attending FarmFest 2023 was a fantastic experience for our team. It not only allowed us to showcase Clarence Property and the Clarence Property Diversified Fund, but also provided a unique opportunity to learn, collaborate, and contribute to the vibrant agricultural community.

Clarence Property is proud to announce the approval of our Wallum residential subdivision at Brunswick Heads from the Northern Regional Planning Panel.

Primex 2023

From 11 to 13 May 2023, our Investor Relations team headed out to Casino NSW for Primex 2023.

Held in Casino, NSW, the annual Norco Primex event is one of Australia’s largest primary industry events. With over 1,000 products and services aimed at farming professionals.

It was a pleasure meeting and reconnecting with our Investors, locals and one wombat!

Whilst at Primex, some members of our team attended Sourdough Business Women’s inaugural ‘Women in Business breakfast’. It was a fantastic showcase of the experience of three local female producers. Clarence Property is lucky to be a part of such innovative communities around regional NSW.  

The week was a huge success, and Clarence Property will certainly be back for Primex 2024.

Last month, our Clarence Property Team had the opportunity to complete a Defensive Driver Training Program with The Drive Team.

The full-day course took the team through theory around awareness and attitudes on the road, then we put our newly learned driving techniques to the test with some hands-on training at the purpose-built Driver Training facility at RACQ Facility Mount Cotton. 

As the team does a lot of driving to and from work and to properties, learning how to keep both yourself, and others safe on the road is such an important skill to have and our Clarence Property Team loved this experience!

“Zone” Underwood Sale

We are pleased to advise the sale of “Zone” Underwood, to Melbourne-based Newmark Property REIT, settled on 21 December 2022. 

The sale price of $56.0M represented a gain of 53% over the property’s carrying value of $36.5M at the time of sale. 

$46.0M was received on settlement, with the remaining balance payable as fire-related rebuilding works are completed and tenants re-occupy. The proceeds of this transaction are held in cash awaiting identification of appropriate investment opportunities.
